Home Values

HOME VALUES

Too often I think we focus on the negative—making the bad worse with worry and panic. We forget what real value is while we watch an imaginary index bounce around on charts and tickers.

The housing market showed an increase in sales recently. As I drank my coffee this morning I heard the morning news delightfully announced this and then immediately announce that this was before the stock market slid dramatically this month and the increase would likely not be repeated in the results that come out in November.

And that may be true, but I would like to focus for a moment on the positive… more houses were sold last month than the month before. That is good. And the reason is that houses were on sale…a good deal. Everyone likes a sale. And that is great for the people who want to make an investment in property. Right now is a good time to buy.

Now, I can play the negative game too… this all means some people had to sell at less than they wanted to. And with the clarity that comes from my morning caffeine consumption, I can tell you in all sincerity that this is the way the market goes. And it always does. And at some point things will flip again and it will be a great time to sell.

However, when it comes right down to it, most of us buy our homes to live in them. We choose a floor plan we like on property that suits our needs. We choose a part of town that we want live. Buying a house is a deeply personal decision and the way you value your home shows that. If you are the person who bought a house in the last few years and have now seen the property value of that home depreciate, then hold tight. You still have a place that is yours, suits your needs, and keeps the rain out and the heat in. The value of a home is not only the “book value” of what you could sell it for at this very moment, but rather that plus the value it has for you in the family memories, convenience, location, the way it feels when you walk in the door after a long day at work, and the comfort and security you feel when you crawl into bed at the end of the night. Your house is called a “home” for a reason. And that goes way beyond the fair market value—it is the REAL value. The REAL value of real estate in Charlotte right now is high. The REAL value is in how we feel about our great homes, our wonderful communities, neighborhoods and school systems. The REAL value is our friendly neighbors and the sense of belonging that we get when we own a home. As long as your house is a home you can’t let the newspaper or the stock market, or the “experts” tell you what the value of your home is… only you can determine that.

Here's a number worth putting in your cell phone, or your home phone speed dial: 1-800-goog411.  This is an awesome service from Google, and it's free -- great when you are on the road.

Don't waste your money on information calls and don't waste your time manually dialing the number.  I am driving along in my car and I need to call the golf course and I don't know the number.  I hit the speed dial for information that I have programmed.

The voice at the other end says, "City & State."  I say, " Garland , Texas ."  He says, "Business, Name or Type of Service."  I say, Firewheel Golf Course."  He says, "Connecting" and Firewheel answers the phone.  How great is that?  This is nationwide and it is absolutely free!

6. Demographics and growth – Find out how the area is growing and changing.

7. Community – Learn about neighborhood features, such as public schools, shopping areas, parks, commuting options and more.

    When thinking of buying a home, most people research various neighborhood amenities, including local schools. Regardless of whether you have children, schools can affect property values and are an important consideration when buying a home.

    Here are four ways to tell if area schools are having problems:

    Local test scores low or dropping
    Low test scores can be a product of resource shortages, poor teachers, lack of commitment by the school district or parents.

    Student enrollment dropping
    If fewer families are moving into the neighborhood, or parents are choosing schools outside the neighborhood, the school may be having problems.

    Poorly maintained or vandalized buildings
    Inadequate upkeep may be a sign of funding shortages and low involvement from parents.

    Troubles at PTA meetings

    First Time Home Buyers

    Subject: What Goes Into Your Monthly Mortgage Payment

    When you’re thinking of buying a home, you may wonder what your mortgage payment will look like. When you have a mortgage, you’ll have several different portions of your payment each month.

    Your mortgage payment consists of principal, interest, taxes and insurance (often abbreviated as “PITI”), and sometimes additional fees, such as homeowners association dues.

    Principal is the money you borrowed to purchase the home.

    Interest is the cost of borrowing money.

    Taxes are paid by homeowners to local governments, and are usually a percentage of the assessed property value.

    Insurance helps protect against financial loss from fire, natural disasters or other hazards. Most lenders require you to have a homeowner’s insurance policy on your home because it will help protect their investment as well as yours.

    Remember, many loan quotes will only include your principal and interest. You’ll also need to factor in the taxes and insurance to calculate your total monthly mortgage payment.

    Mortgage Down Payments

    Subject: All About Down Payments

    An important aspect of getting a home loan is saving money for your down payment. You have many choices to make your home more affordable to you.

    Lenders used to require a down payment of at least 20 percent of the home’s price. These days, however, many lenders offer flexible home loan programs allowing you to put very little down -- three percent or less of the home price. For some buyers it’s possible to buy a home with no down payment at all, or to receive help from local down payment assistance programs.

    If you decide to pay make a down payment less than 20 percent, your lender may require Private Mortgage Insurance (PMI), which protects the lender in case you cannot repay the mortgage. Talk with your mortgage professional to find out the smartest deal for you.

    You’ll also need to pay for closing costs, which are costs associated with initiating a loan. These can include loan origination fees, discount points, attorney fees, recording fees and pre-paids. They often will total from three to five percent of the price of the home.

    Each month Rich Ferretti participates in a survey of the market. That information is then aggregated and broken down by some of the top markets nationwide. Click the link to see the entire report and view other markets.

    Charlotte, NC – Buyers Lack Urgency, Despite Good Deals Available (15,185 single-family permits in 2007, 7th largest market in the country)

    Buyers remain uneasy due to weak economy, job uncertainty. Buyer traffic remained very weak in August, as our traffic index slipped to 11 from 13 in July, indicating traffic well below agents’ expectations (readings below 50 point to traffic below expectations). Agents saw few encouraging signs this month, as buyers remained wary due to increasing uncertainty surrounding the economy and potential for further layoffs from some of the area’s large employers. According to one agent, “Sellers are very motivated to sell, but buyers are postponing buying decisions.” Many agents said buyers are likely waiting for signs of price stabilization, especially since financing conditions remain difficult.

    Prices continue to fall, led by banks and builders. Home prices fell further in August, as our price index came in at 19 (from 17 in July), with readings below 50 suggesting lower home prices over the past 30 days. Agents said banks and homebuilders continue to lead prices lower, as banks slash prices on REO prices to work through the growing foreclosure inventory and builders continue to offer generous discounts and incentives on standing inventory. Still, inventory continued to increase, as our home listings index was unchanged at 27 in August from 26 in July, with any reading below 50 indicating a deteriorating trend. Our time to sell index also showed deterioration, as our index measured 13 in August (from 11 in July). Higher inventory and the longer time to sell suggest further price declines are likely in the coming months.

    Many real estate investors earn a living out of renovating run-down properties and reselling them, or holding onto them for rentals. Commonly known as the fixer-upper, it offers you two paths to real estate investment.

    Buy a Fixer-Upper and Sell Again

    In addition to offering a handsome profit, fixer-uppers can offer a true sense of satisfaction as you transform a dilapidated property into one with true appeal. But before you take the plunge, ask yourself three questions:

    1. Can I buy it far below market value?

    2. Can I do much of the work myself (or contract it out at reasonable rates)?

    3. Can I get the job done quickly?

    Mint Hill North Carolina is where I call home. I often refer to Mint Hill as where Mayberry meets the 21st Century.

    • Small town feel where I can take my grandkids for some home made ice cream at Carolina Creamery.
    • How about our fall festival, Mint Hill Madness!!! Unfortunately, we had some rainy weather this year and had to cancel the Friday night festivities.

    However, Saturday morning the parade went off with some lingering showers but everyone young and old enjoyed the parade with various floats, beauty queens and of course the local High School Bands. It's always a crowd favorite and it kicks off Madness.

    Saturday night was in full swing with games, rides and Great food. Everyone hung around for the fireworks. The Mint Hill Chamber does a great job with this project and president Tony Long should be commended for his organizational skills to make this one of Mecklenburg County's big events.
