NAR Study Finds Home Sales Recovery Has Begun

Existing-home sales rose again in September, affirming that a sales recovery has begun, according to the National Association of Realtors (NAR). Existing-home sales, defined as completed transactions that include single-family, town homes, condominiums and co-ops, jumped 10 percent to a seasonally adjusted annual rate of 4.53 million in September from a downwardly revised 4.12 million in August, but remain 19.1 percent below the 5.60 million-unit pace in September 2009 when first-time homebuyers were ramping up in advance of the initial deadline for the tax credit last November.

“A housing recovery is taking place, but will be choppy at times depending on the duration and impact of a foreclosure moratorium," said Lawrence Yun, NAR chief economist. "But the overall direction should be a gradual rising trend in home sales with buyers responding to historically low mortgage interest rates and very favorable affordability conditions."

According to Freddie Mac, the national average commitment rate for a 30-year, conventional, fixed-rate mortgage fell to a record low 4.35 percent in September from 4.43 percent in August; the rate was 5.06 percent in September 2009

The national median existing-home price for all housing types was $171,700 in September, which is 2.4 percent below a year ago. Distressed homes accounted for 35 percent of sales in September compared with 34 percent in August; they were 29 percent in September 2009.

“A decade ago, mortgage rates were almost double what they are today, and they’re about one-and-a-half percentage points lower than the peak of the housing boom in 2005,” said NAR President Vicki Cox Golder, owner of Vicki L. Cox & Associates in Tucson, Ariz. “In addition, home prices are running about 22 percent less than five years ago when they were bid up by the biggest housing rush on record.”

To illustrate the jump in housing affordability, the median monthly mortgage payment for a recently purchased home is several hundred dollars less than it was five years ago. “In fact, the median monthly mortgage payment in many areas is less than people are paying for rent,” Golder said.

Housing affordability conditions today are 60 percentage points higher than during the housing boom, so it has become a very strong buyers’ market, especially for families with long-term plans. “The savings today’s buyers are receiving are not a one-time benefit. Buyers with fixed-rate mortgages will save money every year they are living in their home – this is truly an example of how homeownership builds wealth over the long term,” said Golder.

Total housing inventory at the end of September fell 1.9 percent to 4.04 million existing homes available for sale, which represents a 10.7-month supply at the current sales pace, down from a 12.0-month supply in August. Raw unsold inventory is 11.7 percent below the record of 4.58 million in July 2008.

“Vacant homes and homes where mortgages have not been paid for an extended number of months need to be cleared from the market as quickly as possible, with a new set of buyers helping the recovery along a healthy path,” Yun said. “Inventory remains elevated and continues to favor buyers over sellers. A normal seasonal decline in inventory is expected through the upcoming months.”

A parallel NAR practitioner survey shows first-time buyers purchased 32 percent of homes in September, almost unchanged from 31 percent in August. Investors were at an 18 percent market share in September, down from 21 percent in August; the balance of purchases were by repeat buyers. All-cash sales were at 29 percent in September compared with 28 percent in August.

Single-family home sales increased 10.0 percent to a seasonally adjusted annual rate of 3.97 million in September from a pace of 3.61 million in August, but are 19.5 percent below the 4.93 million level in September 2009. The median existing single-family home price was $172,600 in September, down 1.9 percent from a year ago.

Existing condominium and co-op sales rose 9.8 percent to a seasonally adjusted annual rate of 560,000 in September from 510,000 in August, but are 16.2 percent lower than the 668,000-unit level one year ago. The median existing condo price5 was $165,400 in September, down 6.2 percent from September 2009.

Regionally, existing-home sales in the Northeast increased 10.1 percent to an annual pace of 760,000 in September but are 20.8 percent below September 2009. The median price in the Northeast was $239,200, which is 1.4 percent below a year ago.

Existing-home sales in the Midwest jumped 14.5 percent in September to a level of 950,000 but are 26.4 percent below a year ago. The median price in the Midwest was $139,700, down 5.2 percent from September 2009.

In the South, existing-home sales rose 10.6 percent to an annual pace of 1.77 million in September but are 14.9 percent lower than September 2009. The median price in the South was $149,500, down 2.6 percent from a year ago.

Existing-home sales in the West increased 5.0 percent to an annual level of 1.05 million in September but are 16.7 percent below a year ago. The median price in the West was $213,600, which is 4.9 percent lower than September 2009.

This morning I was checking our MLS for expired listings as I do every morning and low and behold I came across 3 expired listings that I thought I would contact and offer my services.

Trying to figure out why these listings didn’t sell several points jumped out at me..

· Only 3 pictures—we’re allowed to place 16

· Misspelled words..can you believe it?

· Blah descriptions

· I couldn’t find these homes anywhere else other than our MLS…too bad

Further analysis revealed 2 of the listings were placed with discount brokers, you know they put it in the MLS for a flat fee and walk away…sort of gives full time professional agents a bad rap but I understand people want to save money..but sacrificing on service..Does that make sense? After all you want your house sold right?

The sellers are willing to co broker with a buyer’s agent at 3% but skimp on the selling side…hey the selling broker is responsible for promoting and marketing your house to get it under contract right???? This is where you don’t want to skimp on marketing.

Staging a Photo Ready Home

Your home's first impression may not be one that is face to face with a prospective buyer. In today's world, 84 percent (National Association of Realtors) of home buyers start their search online. That's an impressive figure, and one that means your home needs to make a strong virtual impression.

Part of this impression is made through online photos. And as you begin the listing process, your agent will want to set up a time to come and photograph your home.

How can you stage your home to be photo ready?

Showing your home is about creating a story line. A home buyer is looking for certain amenities and specifications during their buying process, but in addition, they are looking for a home that will give them the lifestyle they seek. To answer this need, you must make sure your home has an ambiance that is appealing.

A properly staged home can tell this story in pictures.

To create a virtual experience and ambiance, one must develop a plan. What is the demographic of your buyers? Is this a home that will interest empty-nesters, large families, or vacationers?

Once you have distinguished this, then consider what story each room should display.

A step for all buyers is to remove clutter. Grab a box and walk through each room. Pick up the kids' toys and games. Take your old magazines and papers to the recycling bin.

Next, tidy up. Buyers will notice if there are marks on the wall and dust bunnies on the floor. They will notice if your kitchen sink is full of dishes. So, sweep the floors and wipe down counters and mirrors. Replace burnt out light bulbs. And give each surface a nice dusting.

Now, make repairs. If you have very obvious issues in your home that need attention, there will be buyers who notice. This includes that cabinet door you took off to repair, and the tile work that needs regrouted. It also includes terribly dated wallpapers and borders. Making these repairs before your photos are taken could increase the number of buyers who request a showing.

Now that your rooms are clean, de-cluttered, and in good repair, its time to "edit." Step back and take a look at each room with new eyes. Less is more when it comes to photos. You want a story line, yes, but you also want the room itself to shine through. Remove unnecessary knick knicks and decor.

Is this a home that has good entertaining potential? Set up your dining room and table with your best china. Light candles and set out fresh flowers. In your kitchen, have a plate of fresh baked cookies sitting on a plate. And don't forget to take pictures of the yard and landscaping, as well.

During the photography session, embrace natural light. Not only do buyers look for homes that are light and bright, but natural light also has a way of opening up spaces. Try to arrange a time for a photographer to come when the sun is out!

Be sure the photographer takes several pictures of each room and from different angles. Most MLS sites allow for your agent to list over 20 pictures of a home. This means you should show your buyer as many pictures as possible, in order to give them the clearest vision of you home and its setup.

Making the Most of Chamber Events: Visibility

The Mint Hill Chamber has 3 events every month. Are you taking full advantage of these networking opportunities? Are you meeting new people? Are you letting other people get to know you?

Too often we attend these events and behave as if we are there just to swap business cards—moving person to person pulling out our cards, giving a quick “elevator speech” and moving on. Stop putting your business card in their face and asking for business! Your first step when at a networking event should always be to build the relationship. That’s Visibility.

Or perhaps you aren’t comfortable passing cards out like candy. Think back to a time when you walked into a room full of people and didn’t know anyone. How uncomfortable did you feel? Did you silently say, “This is the last event I’ll ever attend? Of course you did! We’ve all said that.

And then there are those times when you luckily spot someone you know and zoom… off you go to the same person or group you see each event! It is human nature to gravitate to people we know in a room full of people. However, a Chamber event is a networking event—and networking means meeting with new people, building on relationships, building new relationships.
What about the new member who just joined the Chamber and is attending their first event? Have you ever considered that person’s feelings? As a Chamber member, it’s our responsibility to take the initiative and make that person feel welcomed and introduce them to people you know. Again, think back to when you felt you walked into your first Chamber meeting…wouldn’t you have wanted someone to do this for you?

Each meeting, make it a point to meet at least one new person at each chamber event. You will alleviate your own discomfort by taking the initiative and making at least one person feel welcomed! Introduce them to people you know.

Most of all, listen to what each person has to say first before saying a word.  Really listen… stop thinking of what you’re going to say, and just start listening.

There’s an old saying: God gave us 2 ears and 1 mouth, use them proportionately.

N.C. home sales rise 17% from a year ago Charlotte Business Journal

The number of existing-home sales in North Carolina increased 17 percent last month, marking the fourth consecutive month of double-digit gains from a year earlier.

Buyers snapped up 9,505 houses across the state in June, up from 8,155 in June 2009, according to the Greensboro-based N.C. Association of Realtors.

Real estate agents attribute the increase to low mortgage rates and the first-time home-buyer tax credit; buyers who qualified for the credit have until Sept. 30 to close on their purchases.

As previously reported, the number of home closings in the Charlotte area totaled 2,324 in June, according to the Charlotte Regional Realtor Association. That was up 14.8 percent from the 2,024 home sold in June 2009. However, last month’s closings dropped 8.4 percent from May’s total of 2,537.

The average local sales price last month was $215,559, down 1.4 percent from June 2009’s average sales price of $218,728. The average sales price in May was $212,454.

The Charlotte association says pending local contracts in June totaled 1,880, down 13.2 percent from a year earlier and down 8.7 percent from May.
