Charlotte – On the Move!

At the turn of the century, Charlotte was still a small town in spite of its favorable central location along the East Coast. But by the 1950s, Charlotte, North Carolina had exploded into the largest city in the Carolinas. Plentiful growth over the past 20 years has made Charlotte one of the southeastern USA's most multi-cultural and vibrant cities. New faces, new attitudes, and new ideas have made Charlotte a happening town, with new opportunities for seasoned and rookie Carolinians. Aggressive businessmen transformed Charlotte into a financial Mecca, with the city developing into a world-class home of finance and transportation. Today, bio-technology and energy are emerging markets, ready to fill the gaps caused by recent economic turn downs in the financial markets.

Charlotte is not a city without challenges and perhaps its greatest challenge is with its own identity. Charlotte remains tied to its roots in the old South, but has diversified, changed, and modernized as it has grown into a 21st century metropolis. Credit Suisse US Housing Report

The other day (Sept 10, 2009) Credit Suisse released its US Housing Market report. Here are some of the highlights:

Home buying traffic is up slightly with the highest demand levels seen in investor-heavy
markets--meaning those who can make an investment in a second home or additional properties are doing do. The Credit Suisse Survey of Real Estate Agents reported another increase in traffic levels in August, primarily due to buyers taking advantage of the first-time buyer tax credit before it expires at the end of November. This combined with the demand from investors looking for below-market-value foreclosures increased the buyer traffic index up to 44.5, from 43.4 in July.

The first-time buyer tax credit of $8000 helping buyers to get “off the fence”--and the pending expiration of the credit seems to be enticing people to move. There is concern that the demand will wane after the credit has expired, but as markets improve, Credit Suisse expects to see more positive momentum.

The prices are still declining on higher-priced homes, but low end priced homes are stabilizing. Prices appear to have bottomed for those homes at the low end and those foreclosed and prices seem to be rising overall in the past 30 days in the Inland Empire, Los Angeles, and Washington, D.C., with stable prices in Dallas, Ft. Myers, and near-stable in Phoenix. Agents saw the weakest pricing trends in Atlanta, Austin, Charlotte, and New York.

Charlotte has Sports!

Like most American’s, the citizens of Charlotte are huge sports fans. Professional sports are one of Charlotte's most popular forms of entertainment--and certainly a deal-maker for many newcomers. From stock car racing to football, Charlotte has a full buffet for every family.

Carolina Panthers

If you are considering buying a house to take advantage of first-time home buyer tax credits, the credit is available to any taxpayer who has not owned another principal residence at any time during the three years prior to the date of purchase to deduct the lesser of $8,000 or 10% of the purchasing price of their home if they purchase before Dec. 1, 2009. To be sure that a home sale is closed in plenty of time to be eligible, prospective buyers should be finalizing their selections and making offers in the next few weeks, but don't let the time crunch stop you from doing your due diligence and getting an inspection done.
An inspection insures agains unpleasant surprises and unexpected repairs. No matter if a home is a new build, foreclosure, or seemingly well-maintained older home, there could be small--or big issues that you would want to address before finanlizing the sale.
A standard home inspector’s report will cover:
--> The heating system
--> Central air conditioning system
--> Interior plumbing and electrical systems
--> The roof, attic and visible insulation
--> Walls
--> Ceilings
--> Floors
--> Windows and doors
--> The foundation, basement and structural components.

Buying a Foreclosure

If you are considering the purchase of a foreclosed property, down payment and closing cost assistance is available to those who meet eligibility requirements.

The 5-year, 0% percent interest deferred loans are currently up to as much $14,900. The loans may be forgiven at 20 percent per year for each full year you own and live in the property. At the end of 60 months (or at the time of sale, refinance, or non-owner occupancy), you must be current on the mortgage to qualify for forgiveness of the loan.

The details:
- Borrowers cannot have owned a home within the last three years.
- Income limits for Mecklenburg County start at $55,850 for a 1 person household and go up to $75,000 for a four person household
- Sales price cannot exceed $210,000
- $14,900 is given as a ‘silent second’ (no interest accrues, no payments made)
- The funds can be used for down payment / closing costs
- The loan is forgiven after five years of the homeowner occupying the home as their primary residence
- 8 hours of classroom home buyer counseling from a HUD-approved housing counselor are required
